Welcome to EstateLoop! By accessing or using our platform (website and mobile application), you agree to be bound by these Terms of Service ("Terms"). If you disagree with any part of these terms, you may not use our service.
EstateLoop is a zero-brokerage property platform that connects property owners directly with buyers and renters, eliminating middlemen and traditional brokerage fees.
2. Eligibility
- You must be at least 18 years old to use EstateLoop
- You must provide accurate, complete, and current information
- You are responsible for maintaining the confidentiality of your account
- One person may maintain only one account
3. Zero Brokerage Model
3.1 Our Service
EstateLoop operates on a zero-brokerage model:
- No Commission: We do not charge any brokerage fees on property transactions
- Direct Connection: Owners and buyers/renters communicate directly
- Platform Fee: Revenue through optional premium subscriptions only
- Transparent Pricing: No hidden charges or middleman markup
3.2 What We Are NOT
- We are not a real estate broker or agent
- We do not participate in property negotiations
- We do not handle property transactions or payments (except wallet/subscription)
- We are not responsible for the accuracy of user-provided property information
4. User Responsibilities
4.1 Property Owners/Sellers
- Provide accurate property details, photos, and pricing
- Have legal authority to list the property
- Respond to inquiries in a timely manner
- Not post duplicate or fraudulent listings
- Comply with all local property laws and regulations
4.2 Buyers/Renters
- Provide genuine interest in properties
- Verify property details before committing
- Conduct proper due diligence (legal checks, site visits)
- Not misuse contact information
- Respect owner's time and property
4.3 Agents (if applicable)
- Must have proper authorization from property owners
- Clearly disclose agent status in profile
- Cannot charge brokerage fees to buyers/renters on platform
- Follow fair dealing practices
5. Premium Subscription
5.1 Subscription Plans
EstateLoop offers optional premium subscriptions:
- Monthly Plan: ₹99/month
- Yearly Plan: ₹999/year (2 months free)
5.2 Premium Benefits
- Unlimited swipes (free users: 50 swipes/day)
- See who liked your property
- Premium badge on profile
- Priority customer support
- Access to advanced filters
- Rewind feature (undo swipes)
5.3 Billing & Renewal
- Subscriptions auto-renew unless cancelled
- Cancel anytime from app settings (no refund for current period)
- Price changes notified 30 days in advance
- Payment processed via Razorpay
6. Boost & Discovery Features
6.1 Property Boost
- One-time purchase to increase property visibility
- ₹49 for 24-hour boost, ₹149 for 7-day boost
- Boosted properties appear at top of search results
- Non-refundable once activated
6.2 Wallet System
- Add funds to wallet for quick purchases
- Use wallet balance for boosts and premium features
- Minimum wallet balance: ₹50
- Wallet funds non-transferable and non-refundable (except where required by law)
7. Prohibited Activities
You may NOT:
- Post false, misleading, or fraudulent property listings
- Harass, abuse, or threaten other users
- Use the platform for illegal activities
- Scrape, copy, or steal data from the platform
- Create multiple accounts or fake profiles
- Spam users with unsolicited messages
- Bypass or manipulate our matching algorithm
- Charge brokerage fees using our platform
- Reverse engineer or hack the application
Violation of these terms may result in account suspension or termination.
8. Property Verification
- We offer optional property verification services
- Verified properties show a blue checkmark badge
- Verification requires valid documents (ownership proof, ID)
- Verification does not guarantee property quality or legality
- Users must still conduct independent due diligence
9. Refund Policy
9.1 Subscriptions
- No refunds for the current billing period
- Cancel anytime; service continues until period ends
- Exception: Technical issues preventing service access (case-by-case basis)
9.2 Boosts & Wallet
- Boosts are non-refundable once activated
- Wallet balance non-refundable (except where required by law)
- Technical failures: Contact support within 24 hours for resolution
10. Limitation of Liability
EstateLoop is provided "as is" and "as available." We are not liable for:
- Accuracy or reliability of user-posted property information
- Disputes between buyers and sellers
- Property condition, legal issues, or hidden defects
- Financial losses from transactions conducted outside our platform
- Service interruptions, bugs, or data loss
- Third-party actions (e.g., payment gateway failures)
Maximum liability: Amount paid by you in the last 3 months (for premium users) or ₹1,000 (for free users).
11. Intellectual Property
- EstateLoop logo, design, and content are our property
- User-generated content (listings, photos) remains yours
- By posting, you grant us license to display and promote your content
- Do not post copyrighted materials without permission
12. Account Termination
We may suspend or terminate your account if:
- You violate these Terms of Service
- You engage in fraudulent activity
- You harass or abuse other users
- Required by law or government order
You may delete your account anytime from app settings. Deletion is permanent and irreversible.
13. Dispute Resolution
- Disputes will be resolved through arbitration in accordance with Indian law

14. Changes to Terms
