Zero brokerage in Mumbai — what it actually means

“Zero brokerage” is easy to print on a banner and hard to deliver. Here is how EstateLoop uses the phrase — and what it does not promise.

Brokerage is a fee for an introduction

In many Mumbai deals, a broker charges one or more months of rent (or a percentage of sale value) simply for connecting parties. That fee can feel outsized when the “service” was a WhatsApp forward.

EstateLoop is designed so discovery and first contact happen in-app between you and the listing owner or a verified professional — without that introduction fee from us.

What you may still pay

Optional in-app plans (day passes, Buyer Plus, seller boosts) are product unlocks, not brokerage. Token amounts, deposits, and society charges remain between you and the other party or building.

If you choose to hire an independent agent outside the app for paperwork or negotiation, that arrangement is yours — EstateLoop does not take a cut of traditional brokerage.

Why verification still matters

Removing brokerage does not remove due diligence. Check documents, visit in person, and confirm ownership before you transfer money.

EstateLoop reviews listings for accuracy signals, but a site visit and basic legal checks remain your responsibility on any serious deal.
